Oak Creek Valley:
Situated at the confluence of two perennial streams and surrounded by national forest land, this neighborhood features beautiful green space, wildlife, dark skies and a quiet atmosphere, big views and amazing sunsets. This is where my wife and I personally reside with our two small children. It is a wonderful place to retire or raise a family. It is a gated community with a mix of mobile homes, factory built homes and newer custom homes. Many of the home sites are in flood zone or flood fringe so you have to have flood insurance on these.
When we first wrote this blog in 2017 home prices in here ranged from the $160,000’s for a double-wide mobile and go out to the low $400,000’s for a site built home that is waterfront. Today is the first of January 2021 and home prices range from just under $300,000 for a double wide manufactured home next to Oak Creek to up over $500,000 for site built homes. There still will be home listed under $250,000, but they are becoming more rare at prices increase.
The low priced HOA fee per month covers the guard house and gate and the up-keeping of many community amenities including a pool and clubhouse with a sauna and hot-tub. It is a great place to spend a hot summer day with friends and family of the neighborhood. The community also has two private wells that service the entire subdivision as well as its own sewer treatment plant. The creek front park is absolutely amazing. Large cottonwood trees shade the grassy field below. There is a volleyball court, an outdoor BBQ and tons of room for kids to run around and play on the playground equipment.
