What is an opportunity zone anyways? Simply, an opportunity zone is an area designed to provide tax benefits to investors to help increase, a typically economically depressed areas, economic activity. According to the azcommerce.com, ” Investors who reinvest capital gains monies in Opportunity Zone funds will receive reductions on capital gains taxes relative to the years of their investment. ”
If an investment is held for 10 years capital gains reinvest is reduced by 15%. There is no tax owed on Opportunity Zone Investments capitals gains. The benefits reduce if you sell prior to a 10 year hold.
What is so great about the Opportunity Zone in Camp Verde? Likely the greatest part is the location, Camp Verde is near the geographical center of Arizona. This zone has locations right off of interstate 17, in high traffic areas, as well as State Route 260. All of this is near a the massive tourism hub, what we all call Sedona.

There are already a few project under way, including a Verde Ranch Estates a new gated manufactured home park, and an Rv Park. The lots Chambers Realty Group has listed would be fantastic location to capitalize on the population that will frequent these new locations. Camp Verde has a population of 11,201 as of 2017 and only has one grocery store, and limited shopping and entertainment. Things such as movie theater could work well in this area. There is also opportunity to capitalize on the tourist draw of Sedona and Out of Africa Wildlife Park.
