Rio Bonito Ranch:

This is a New subdivision of 33 custom home sites on 84 acres that are being sold by the developer in a gated community. The custom home sites range from 1 to 2.5 acres and 22 lots are irrigated by the Mason/Lane Ditch. All of the lots have great views of the Mingus Mountains and access to a private community beach and recreation area on Oak Creek. At press time no homes have been built in the subdivision as of yet.

Oak Creek Valley:

This is where my wife and I personally reside with our two small children. It is a wonderful place to retire or raise a family. It is a gated community with a mix of mobile homes and newer custom homes.
Many of the homesites are in flood zone or flood fringe so you have to have flood insurance on these.
Home prices in here range from the $180,000’s for a double-wide mobile and go out to the low $400,000’s for a site built home that is waterfront on Oak Creek. It is rare for a home to come up in this subdivision so when they do they sell fairly quickly.
The low priced HOA fee per month covers the upkeep of two private wells that service the entire community as well as its own sewer treatment plant. There is also a nice clubhouse and swimming pool with a sauna and hotub. It is a great place to spend a hot summer day with friends and family of the neighborhood. The creek front community park is absolutely amazing. Large cottonwood trees shade the grassy park below that features a volleyball court, playground equipment, a river stone fire pit, picnic tables and a BBQ. It is a great place to come and relax or walk your dog at the end of the day.

 

Page Springs Road:

The is a scenic road that winds along Oak Creek and features some very fine estates. It is a very desirable area and has some of most established wineries in the area. Former Senator John McCain has a ranch off of Page Springs Road. Private land is difficult to come by as are homes. When available homes on some acreage become available they go from $500,000 up to the 1.5 to 2 million dollar range. Page Springs Cellars, Vineyards and Winery, Javelina Leap and Oak Creek Vineyard all are on Page Springs Road.

Lower Oak Creek Estates:

This is a nice secluded neighborhood along creek that is a combination of site built and manufactured homes. The recreation in this area is wonderful. There are Indian ruins within walking distance, and many of the homes are on Oak Creek that is cool water that is stocked with trout. This is one of the more affordable subdivisions in Cornville area. Oak Creek Palisades

This is one of the older subdivisions in Cornville. The minimum lot size here is one acre. It is off of Rancho Bonito Road. There is a good range of prices in this area. If you are looking for Cornville AZ real estate Oak Creek Palisades is a good place to start.

Mingus Panorama

This is a 69 lot subdivision that is brand new, and at the current time is for sale, once a new developer purchase the property it will be a great place to buy Cornville Az real estate. These lots start at just under one acre and go up to around 3 acres.

Mel Glo Estates:

These are residential lots that are a minimum of one acre parcels. Here you can have horses and farm animals on lots over 2 acres. This area is serviced by the Mason-Lane Ditch for irrigation purposes. Homes in Mel Glo range in size and style helping to create a diverse community. Many of the residences have orchards with peaches, pears, plums, apples and more, the soil has been proven time and time again for growing gardens. Mel Glo Estates is host to an annual 4th of July Parade, and other other community events. This desirable Cornville neighborhood is part of the green belt. Many of the homes have Sedona Red Rock, Mingus Mountain and House Mountain views. In 1970 Melvin Gunnarson developed this quite neighborhood. Mel Glo Estates is located off of Page Springs Road about 1/2 mile from Cornville Road. If you are looking for irrigated land for an equestrian estate, Mel Glo Estates is a neighborhood to add to your list, though these properties rarely change hands.

Verde Santa Fe:

This is a 480 acre master planned golf course community featuring an 18 hole course, two community club houses with large lounge areas, workout centers and swimming pools. The community of Verde Santa Fe was founded in 1995. It is a home golf-course community in Cornville, along highway 89A between Cottonwood and Sedona. The community consists of nearly 1,000 homes in 10 subdivisions. Due to its central location in the valley shopping, restaurants, health care and churches are all within close proximity to the neighborhood. Each subdivision here offers views of the Mingus Mountains and distant red rocks of Sedona. There are a variety of neighborhoods including 55+ Hud Certified Adult, gated, golf course and non age-restricted neighborhoods.
The Golf Course itself has been rebranded under the new name Agave Highlands. It is an 18-hole course perfect for all levels of golfers. Situated 3,300 feet above the Phoenix metropolitan area, we are framed by the vast range of Black Hills that extend from Camp Verde to Cottonwood, and the beautiful Red Rock Cliffs of Sedona. We are where Hogan’s wash and other natural arroyos come into play and where four lakes border the tenth and eighteenth holes. And to top it off, we have a pleasant average temperature of 80 degrees!

Amante is a gated, non age restricted community with 352 homes. These open home designs are built to take advantage of the amazing views of the Agave Highlands Golf Course, Mingus Mountain and Red Rocks of Sedona.

Dorado is a gated, 55+ adult neighborhood with 96 homes that are designed to offer views of the Mingus Mountains and the Agave Highlands Golf Course. These Villa style homes are designed for both entertaining and relaxed living.

La Privada is a non-age restricted community with a gated entry of 102 spectacular custom homes. These homes are known for elegant entries, high ceilings, and open floor plans that take advantage of natural light. La Privada offers some of the most dramatic homes of Verde Santa Fe.

Montara Estates is a non-age restricted community of 147 homes with many bordering the national forest land. There are four floor plans here that are set in open space and stunning surroundings.

Turnberry is a non age restricted and non-gated phase of custom homes and large custom home sites. Many of the home sites are on the golf course or surrounded by it and some of the home sites border national forest land. Turnberry Estates offers a variety of styles of site built homes and many custom home site lots are currently available. However there is new construction taking place that are quickly building out the remaining lots.

The Villas is a gated, 55+ adult neighborhood of 61 town homes surrounded by the green fairways of the Agave Highlands Golf Course. Many home sites also have panoramic views of the Mingus Mountains.

VSF Phase 1 is a non-gated 55+ adult neighborhood with 103 homes within the Agave Highlands Golf Course offering engaging views of the Mingus Mountains and the red rocks of Sedona. Open floor plans make these homes great for living and entertaining. This is a great place to retire.

89 and Vine:

This subdivision that is across the street from Verde Santa Fe consists of approximately 600 acres lies on the corner of Highway 89 and Cornville Road. Although it is in Cornville, it is being incorporated into the town of Cottonwood for the purpose of utilities servicing the community. Currently it has yet to be started and is across the street from Verde Santa Fe. They will be breaking ground in 2020. There has been a lot of planning for this subdivision over the last few years with getting engineering, zoning and a development agreement. The huge issue here will how to handle the traffic along Cornville Road with access points on both sides. This is exciting because this will be some of newest Cornville AZ real estate available.
